Getting into a new place to live is a very exciting time. ____16____ Having a place to call your own gives you a great feeling of independence. The question that arises when looking for an apartment or home to live in is, “Is it better to rent or lease.” Both options have advantages and disadvantages. ____17____
Renting is a simple process that usually does not require the person to stay in that space for a specific length of time. In California, and in most states, this is called month-to-month rental agreement. ____18____ The property owner is also likely to ask for a security or cleaning deposit, or both. The advantage of a month-to-month rental is that the renter can get out of the agreement by simply giving the owner one-month notice to vacate (搬离). ____19____ If the owner asks the renter to leave, all he or she has to do is to ask the renter to vacate in 30 days.
A lease works a bit differently. It’s usually signed for one year, so both the renter and the landlord agree to a pre-determined length of time the renter will occupy the unit. ____20____ After that, it works much like renting. There are consequences on the part of both parties if the lease is terminated (终止) early though, so it is better to wait your lease out than to terminate it early.
A. The same applies to the owner.
B. This is especially true if the person is a first-time renter.
C. More information about renting and lease can be easily found on internet.
D. The best way to make this decision is to base it on your own personal situation.
E. The new renter has to ensure the flat is in good condition when the time is due.
F. A landlord will generally require the new renter to pay two months of rent in advance.
G. The renter signs a contract agreeing not to move ot of the home for the one-year period.

Looks like Hank and Stefan were hanging out at Olivia’s last night. What were they doing there Was anyone else there Why wasn’t I invited Do they not like me You might have experienced this emotion we call FOMO, or the fear of missing out. ___16___ Psychologists have been studying why FOMO happens, what harm it does and how we can cope with it.
___17___ This goes back to our earliest ancestors that formed cooperative groups for survival. At that time, being left alone meant being exposed to great danger. So humans have evolved to feel anxious when they find themselves left out.
Nowadays, with the rise of social media, FOMO has become an even bigger issue, especially for young people who seem to be always online. One survey has found that 60% of teens feel stressed if they lose track of their friends or when they find out their friends are having fun without them. In fact, excessive (过度的) worrying about what others are doing only causes teens to admire others blindly and miss out on their own lives. ___18___ And consequently, the teens lose their sense of identity and struggle with low self-confidence.
Research proves there is a real relation between the time spent on digital technology and higher levels of anxiety. But just switching the phone off does not erase the feelings that FOMO causes. Teens may still worry that they are missing out. ___19___ The key is to set aside specific time each day to check social media. By doing this, teens will not be glued to their screens and will become more productive.
They can also practice full-concentration, an exercise where a person learns to intensely
focus on something other than social media. Whether it is reading a book chatting with a friend,
trying a new recipe, or hiking through the forest, the goal of full-concentration is that teens
completely absorb themselves in what they are doing at the moment. ___20___
A. Human beings are historically a social species.
B. That anxiety you feel can be awful, but not so hopeless.
C. In this way there will be no room in their brains for FOMO.
D. Generally people with low social ranks tend to suffer from FOMO.
E. That is, FOMO keeps their attention focused outward instead of inward.
F. One practical approach to handling FOMO is to schedule technology breaks.
G. Encourage teens to recognize what they see online may not actually be the case.

While growing up, your parents probably told you to dress warmly when going outside,or else you'll catch a cold. Now, a cold-water immersion (浸没) movement suggests that exposure to the cold actually does the opposite. 16
Led by a man named Wim Hof, known by some as the Ice Man, cold water immersion is gaining popularity. You may recognize his name from the documentary The Superhuman World of Wim Hof: The Iceman. Hof's documentary retells how he found himself tragically alone with four children after his wife died in 1995. 17 One morning, while overlooking a cold stream in the Netherlands, he had the urge to jump in.
Feeling the intensity of that cold,Hof grew the strength to push past physical and mental limitations. He continued his practice of cold immersion alongside meditation (冥想) and breathing techniques. 18 It was through this practice that he discovered the physical and mental health benefits of this combination of breathwork, meditation and cold immersion.
19 According to a cold-water research in the British Journal of Sports Medicine, cold water can have physiological effects including an. increased heart rate, faster breathing rate and higher blood pressure. And, a study of 3,108 people, published in the journal PLoS One, found that people who take cold showers are 29 percent less likely to call in sick. The researchers concluded that cold showers could make the illnesses less severe.
So if you want to obtain the benefits of cold-water immersions, you don't have to start by jumping into an ice bath. Hof's programs often begin with short breathing exercises followed by a 30-second cold shower. 20 And they really could keep the doctor away!
A. Therefore, he started a soul search.
B. It helps prevent you from getting sick.
C. They were sick less than the control group.
D. Besides, it allowed people to do their regular routines.
E. Finally, he could remain under the icy water for minutes.
F. More authorities have confirmed benefits of cold showers.
G. Taking cold-water showers or baths can help feel stronger.
